How this estimate works

This public beta was last updated on 04 Jul 2026. It uses broad editable assumptions stored in COST_DATA, plus optional actual bills stored locally in your browser. If you live at the address, enter your current monthly rent, mortgage or contribution. If you are only looking for a quote, the tool predicts rent from the map, bedrooms and housing type. It does not save or send your inputs.

The map uses OpenFreeMap vector tiles, based on OpenStreetMap data, so towns and villages appear as you zoom. The calculation uses a modelled local price surface: nearby anchors pull the housing estimate up or down by mile. Exact rent/mortgage still overrides the model. This is not a fully audited statistical model. Data notes were checked on 27 Jun 2026.
